Things To Consider When Choosing A Realtor

Technology
Real estate has changed dramatically over the last few years and over 90% of buyers go to the internet first when
looking for real estate. The Multiple Listing Service (MLS) and the other software programs that real estate companies
offer require agents to embrace technology and become students of the new innovations available. Ask your prospective

Size
Some real estate agents and real estate teams, know as inventory agents, have a large number of listings and buyers
which makes them appear successful. Their philosophy is if they have a lot of listings and buyers, something is going to
sell. Its easy to assume they must do a good job. Some of these agents and teams do a good job and some don't.
What makes the difference in listing agents is the amount of time, energy, networking, marketing, sales skill, follow-up
and negotiation skill they put forth in selling your property. For buyer's agents it is the responsiveness, market
knowledge, negotiation skill and experience that makes the difference.
Local Knowledge
Whether you are looking for an agent to help you with a home purchase or to sell your home, local knowledge is critical.
There are many nuances to localities and you deserve to have an agent that knows and understands them. If you are
selling your home, you need an agent that can speak intelligently with prospective buyers about the neighborhood,
community, school system, shopping, and recreation. A buyer's agent needs to be able to point out the positives and
negatives to areas of interest, so you as a buyer, can make informed decisions.
Experience
You deserve to have your home buying or home selling experience as stress free as possible. Good Realtors must be
multi-faceted business people that are knowledgeable about sales, negotiation, marketing, market conditions,
technology, legal documents, home construction, land use, etc. A real estate agent's inexperience in any area can be
the difference in you making it to a successful closing.
The Interview
Asking questions like "how long have you been in real estate sales?" and "what is your professional sales background?"
is a good place to start with your interview. The answers will give you some insight into the agent's experience level, but
the key to finding out how someone really works is to ask very specific questions and ask for specific answers. Asking an
agent a question like "what is the average days on market for your listings?" can lead to a quick, unverifiable response.
A better question is "can you tell me about a listing you had that took a long time to sell and what actions you took
through that process? What was the result?" If you are looking for an agent to help you find a home a good question is
"can you tell me about the most difficult client you have had and specific situations that came up? What was the result?"
Specific answers will give you good insight into who you are dealing with. If the agent gives general answers without
specifics, you are dealing with someone that spends more time trying to look good than getting things done. If they twist
the question so that they can answer it they way they want to, it shows you that they avoid dealing with though situations.

Communication
A good Realtor should communicate with you the way you want to be communicated with and should do so promptly.
Test them by sending them a text, email, or voicemail message and see how quickly they respond. Your real estate agent
has to have a PDA or a Smartphone. Realtors must be comfortable and competent with text messaging and email. It
might not be the way you communicate, but other people in your real estate transaction will communicate that way. Also
ask your agent what system they use for sending documents as attachments in email.
Market Knowledge
The best Realtors study the Multiple Listing Service daily to see what homes have been listed, have had a price change,
have gotten an accepted offer, have gone to pending, have sold and have had their listing expire. Good agents are out
showing and touring homes on a regular basis. Ask the Realtor you are interviewing about area home sales. They
should be able to give you specific information on area real estate transactions.
Commission
Almost all real estate agents work on straight commission. They pay for expenses such as license fees, MLS user fees,
broker fees, continuing education, e&o insurance, office fees, tech fees, association fees, auto, advertising and
marketing out of their own pockets. They don't get paid until a home sale closes.
If you are a buyer working with a Realtor, you will probably get their service at no charge. The commission is paid by the
seller.
As a seller, you have many options in selecting which direction to go. You can get your home listed in MLS with a service
that charges a flat fee and you will be unrepresented. You can go with a discount broker that offers different levels of
commission depending on what services you want. A full service broker charges a slightly higher commission but gives
you all the expertise, safety and sales tools available.
If you choose to go with a service to list you home in MLS and be unrepresented, you will pay a flat fee whether your
home sells or not. You will want to offer a commission to a selling agent between 2%-3% of the purchase price. This is
important because almost all homes are sold by real estate agents and you need to give agents an incentive to show
your home. If potential buyers call you directly to see your home you take the risk of letting unknown strangers into your
home so be careful!
Discount brokers usually don't offer all the marketing and technology services available because they have to cut their
costs somewhere. The commission rate is usually between 4%-5% with 1.5%-2.4% going to the selling agent. Make sure
to ask an agent willing to discount their commission how much they are paying the selling agent. If they are discounting
commission they are probably discounting the commission they are paying the selling agent which can be a disincentive
for agents to want to show and sell your home.
Full service brokers offer the most in marketing, technology, training, support, services and follow through. Commission
rates are usually a percent or two higher than discount brokers depending on the agent and the company. Full service
brokers sell the most real estate because of the complete service they provide.

can find a Realtor that will do more to sell your home, you should list with them.
